House Foundation Cost

By the Home Building Cost Calculator team · Updated November 2026

A house foundation cost builders an average of $44,748 in NAHB’s 2024 survey, or 10.5% of construction cost. On a 2,000 sq ft home built at the 2026 US median, that share is about $34,900. A concrete slab is the cheapest at roughly $5 to $8 per sq ft, a crawlspace $6 to $18, and a full basement $30 to $100 per sq ft including excavation.

How much does each type of foundation cost?

FoundationCost per sq ft of footprint1,500 sq ft footprint
Concrete slab$5–$8 (plus stem walls where needed)$7,500–$12,000
Crawlspace$6–$18$9,000–$27,000
Pier and beam$7–$11$10,500–$16,500
Full basement$30–$100 including excavation$45,000–$150,000

Per-sq-ft rates are from Inch Calculator (last updated 2023); the 1,500 sq ft column is our multiplication. Prices have risen since 2023, and NAHB’s builder survey average of $44,748 shows real-world foundation budgets are often higher than per-sq-ft guides suggest, because they include excavation, retaining walls and backfill.

What does the foundation stage include?

In NAHB’s survey, the foundation stage covers excavation, the concrete footings and walls or slab, retaining walls and backfill. Site preparation, permits and utility connections are counted separately under site work.

What changes the cost of a foundation?

  • Soil: clay, rock or a high water table may need engineering, deeper footings or drainage.
  • Climate: footings must go below the local frost line, which is why basements are common in the north.
  • Slope: sloped lots need taller walls, stepped footings or a walk-out basement.
  • Footprint: a two-story house has a smaller footprint, so less foundation per square foot of living space.
  • Concrete prices and delivery distance.

Which foundation is right for you?

Slabs suit warm climates and flat lots. Crawlspaces suit sloped or damp sites and give access to plumbing and ducts. Basements add usable space and make most sense where footings must be deep anyway. See basement cost for finishing costs.
