What makes a custom home a custom home?

The U.S. Census Bureau and NAHB define custom building as homes built under contract for an owner, on the owner’s land, where the builder does not own the house during construction. Spec homes built for sale are excluded. Custom homes usually involve an architect or designer, a unique plan and owner-selected finishes.

Why do custom homes cost more?

  • Design: architect and engineering fees for a one-off plan.
  • Complexity: more corners, roof lines, large windows and special structures.
  • Finishes: custom cabinets, stone, high-end fixtures and appliances.
  • Scale: custom builders do not buy materials at the volume of production builders.
  • Site: custom homes are often on rural, sloped or view lots that need more site work.

How is the custom home market doing?

NAHB reports custom single-family starts rose 3% to 186,000 in 2025, even as overall single-family starts fell more than 6%. NAHB notes custom building is less sensitive to interest rates than other home building, but more sensitive to household wealth and the stock market.
