What is the average cost per square foot to build a house?

The average cost per square foot to build a house is about $166, the 2025 median from Today’s Homeowner state data published by Autodesk. Autodesk puts the usual range at $150 to $300 per square foot, with expensive locations and custom homes going above $350. Why do larger homes cost less per square foot?

Larger homes cost less per square foot because the most expensive rooms, the kitchen and bathrooms, do not grow in proportion to the house. A 3,000 sq ft home usually has one kitchen, like a 1,500 sq ft home, so that cost is spread over twice the floor area. The same applies to the furnace, water heater, electrical panel and permit fees.

Why do two-story homes cost less per square foot?

Two-story homes cost less per square foot because they need about half the foundation and roof area of a one-story home with the same living space. Foundations (10.5% of construction cost) and roofing are among the most expensive parts of a build, according to NAHB. Our calculator applies a 6% reduction for two stories.

What is included in the cost per square foot?

The cost per square foot normally includes materials, labor and the builder’s overhead and profit for the house itself. It usually excludes:

  • Land and lot preparation
  • Permits, impact fees and utility hookups
  • Garages, decks and porches (often priced separately)
  • Wells, septic systems and long driveways
  • Financing costs

Always ask a builder exactly what their per-square-foot price covers before comparing quotes.

How do you calculate the cost per square foot?

You calculate the cost per square foot by dividing the total construction cost by the heated square footage. A $350,000 house with 2,000 sq ft of living space costs $175 per sq ft. Use our cost per square foot calculator to work it out either way.
