Barndominium vs House: Which Costs Less to Build?

By the Home Building Cost Calculator team · Updated November 2026

A barndominium usually costs 15% to 25% less to build than a stick-built house of the same size. At standard finishes, a 2,000 sq ft barndo costs about $160,000 to $240,000, while a stick-built house of that size costs about $332,000 at the 2026 US median of $166 per sq ft.

Where does a barndominium save money?

  • Frame and shell: the steel kit is erected quickly, with fewer framing labor hours.
  • Simple shape: one rectangle and one roof means less material waste and fewer corners to flash and finish.
  • Fewer interior walls: open plans reduce framing, drywall and trim.

Where does a barndominium cost the same or more?

  • Interior finish: cabinets, flooring, fixtures, plumbing, electrical and HVAC cost about the same per room in either building. These are the biggest part of either budget.
  • Insulation: metal walls usually need spray foam ($15,000 to $30,000 for a typical build) to control condensation.
  • Site work: grading, the slab, well, septic and utilities cost the same as for any house.
  • Financing and resale: fewer comparable sales can make appraisal harder, and some lenders and insurers are less familiar with barndominiums.
  • Zoning: some towns and HOAs restrict metal buildings in residential areas. Check before buying land.

Which should you build?

Choose a barndominium if you want an open plan, shop or storage space, and a rural lot where metal buildings are allowed. Choose a conventional house if resale in a suburban market, a traditional layout or HOA approval matters more. Price both for your state with the calculator above.

Frequently asked questions

Do barndominiums last as long as houses?

Steel frames resist rot and termites, and metal roofs are long-lasting. Longevity still depends on moisture control, insulation and maintenance, as with any house.

Are barndominiums cheaper to heat and cool?

Not automatically. A well-insulated barndominium can be efficient, but a poorly insulated metal shell can lose heat quickly and suffer condensation.
