Barndominium Kit Cost (2026 Prices by Size)

By the Home Building Cost Calculator team · Updated November 2026

A barndominium kit costs about $20 to $35 per sq ft in 2026, or roughly $40,000 to $70,000 for 2,000 sq ft. Having it erected brings the shell to $30 to $50 per sq ft. A finished barndo costs $65 to $160 per sq ft, so the kit is usually less than a third of the total.

What does a barndominium kit include?

Kits vary by supplier, so compare the inclusion list line by line. A typical steel kit includes the primary frame, secondary framing, roof and wall panels, trim, fasteners and engineered drawings. Doors, windows, insulation and gutters may be included or optional.

What is not included in a kit?

  • Concrete slab and site work ($20,000 to $50,000 for site work in a typical build)
  • Erection labor, unless you buy an erected shell
  • Spray foam insulation ($15,000 to $30,000)
  • Plumbing, electrical, HVAC, drywall, flooring, cabinets and fixtures
  • Delivery, permits, land, well, septic and utility connections

Can you build a barndominium kit yourself?

Some owners erect smaller kits themselves, but steel framing needs equipment and experience, and most lenders want a licensed builder. If you act as your own general contractor, budget the 10% to 15% contingency that Houseplans.com recommends.
