What Is a Spec Home?

By the Home Building Cost Calculator team · Updated November 2026

A spec home (speculative home) is a house a builder constructs without a buyer, to sell once it is finished or under construction. Most new single-family homes in the US are spec or production homes; custom homes built under contract for an owner were almost 20% of single-family starts in 2025.

How much does a spec home cost?

In NAHB’s 2024 survey of builders, construction was 64.4% of the average new-home sale price, the finished lot 13.7%, builder profit 11.0% and overhead 5.7%. The median lot under new spec homes was worth $59,000 in 2025. You pay for the builder’s profit, overhead and sales costs in the price, but avoid construction-loan interest and overrun risk.

Pros and cons of buying a spec home

Pros: a known price, a finished or nearly finished house, a builder warranty and no construction loan.

Cons: little or no say over the layout and finishes, and the lot is the one the builder chose.

Should you build a spec home as an investor?

Spec building means carrying land, construction and holding costs until the house sells, so it suits experienced builders with financing in place. Construction lenders usually want a strong track record before lending on spec homes.
