What is a pole barn house?

A pole barn (post-frame) house uses large posts set in the ground or on concrete piers, with girts and trusses carrying metal or wood siding and roofing. It needs no continuous foundation wall, and the clear-span interior allows open layouts. It is closely related to a barndominium, which may be post-frame or steel-frame.

What adds to the cost?

  • Concrete floor and site work
  • Insulation (often spray foam), interior walls and drywall
  • Plumbing, electrical and HVAC
  • Kitchen, bathrooms and finishes
  • Well, septic, utility connections and permits
