Is It Cheaper to Build or Buy a House in 2026?

By the Home Building Cost Calculator team · Updated November 2026

In most of the US it is cheaper to buy an existing house than to build a comparable new one once land is included. Building a 2,000 sq ft home costs about $330,000 at the median rate before land, while the median existing home sold for about $430,000 in February 2026 (Redfin). Add a lot, permits and a contingency, and building usually ends up costing about the same or more, except where land is cheap.

When is it cheaper to build a house?

Building is usually cheaper than buying when:

  • Land is cheap. Rural lots and small towns in low-cost states such as Mississippi, Arkansas or Alabama favor building.
  • You already own the land. Removing the lot cost changes the math entirely.
  • Existing homes are old or scarce. Where inventory is thin, resale prices rise above building cost.
  • You choose an efficient build type. A barndominium or modular home can cost much less per square foot.

When is it cheaper to buy a house?

Buying is usually cheaper when you want to live in an established metro, where lots are expensive and scarce, or when you need to move quickly. You also avoid construction-loan interest and the risk of overruns.

What are the hidden costs of building?

The extra costs of building that buyers do not pay include: construction-loan interest during the build, rent while you wait, a contingency for overruns (budget 10%), window coverings, landscaping and fencing, and appliances if not in the builder’s price. On rural land, a well, septic system and driveway can add $25,000 to $50,000.

What are the advantages of building a house?

Building gets you a layout designed for your needs, modern energy efficiency, new systems under warranty and lower repair bills for years. Those savings do not appear in the purchase price but matter over time.

How long does building take compared with buying?

Building takes 7 to 15 months on average, depending on who builds (U.S. Census Bureau, 2024). Buying typically closes in 30 to 60 days. See how long it takes to build a house.
