It costs about $290,000 to $430,000 to build a 2,000 sq ft house in the US in 2026, not counting land. That works out to roughly $145 to $215 per square foot for a standard-finish home, with a national median of about $166 per sq ft. Builder-built homes in NAHB’s survey averaged $428,215 in construction costs, because they are larger than the typical home.

How much does it cost to build a house per square foot?
Building a house costs about $166 per square foot at the US median in 2025, according to state data from Today’s Homeowner published by Autodesk. Most standard builds land between $145 and $215 per sq ft depending on the state, and custom or high-end homes regularly pass $300 per sq ft. See our full guide to cost to build a house per square foot.
How much does it cost to build a house by size?
The cost to build a house rises with its size, but the cost per square foot usually falls slightly as homes get bigger, because the kitchen, bathrooms and mechanical systems are spread over more space. The table uses three rates: a low-cost state ($145/sq ft), the US median ($166/sq ft) and a high-cost state ($215/sq ft).
| Home size | Low-cost state | US median | High-cost state |
|---|---|---|---|
| 1,000 sq ft | $145,000 | $166,000 | $215,000 |
| 1,500 sq ft | $217,500 | $249,000 | $323,000 |
| 2,000 sq ft | $290,000 | $332,000 | $431,000 |
| 2,500 sq ft | $362,500 | $415,000 | $539,000 |
| 3,000 sq ft | $435,000 | $498,000 | $646,500 |
| 4,000 sq ft | $580,000 | $664,000 | $862,000 |
The median new single-family home is 2,176 sq ft (U.S. Census Bureau, Q3 2025), so a typical new home costs around $360,000 to build at the median rate. For specific sizes, see the 1,500 sq ft, 1,200 sq ft and small house guides.
How much does it cost to build a house in each state?
Location changes the price more than almost anything else, because labor rates, building codes and material delivery costs differ by state. A 2,000 sq ft standard home costs:
| Cheapest states | Cost (2,000 sq ft) | Most expensive states | Cost (2,000 sq ft) |
|---|---|---|---|
| Mississippi | $287,000 | Hawaii | $431,000 |
| Arkansas | $288,000 | Massachusetts | $403,000 |
| Alabama | $291,000 | New Jersey | $387,000 |
| Louisiana | $296,000 | Illinois | $380,000 |
| Florida, North Carolina | $297,000 | New York, Rhode Island | $372,000 |

What does it cost to build a house, stage by stage?
Construction costs split into eight stages. Interior finishes and major systems take the biggest shares, while site work and foundations take less than a fifth together. These figures are the average for a builder-built home in NAHB’s 2024 survey ($428,215 of construction cost).
| Stage | Share of construction cost | Average cost (NAHB 2024) |
|---|---|---|
| Interior finishes (cabinets, flooring, drywall, paint) | 24.1% | $103,391 |
| Major systems (plumbing, electrical, HVAC) | 19.2% | $82,319 |
| Framing | 16.6% | $70,982 |
| Exterior finishes (siding, roofing, windows) | 13.4% | $57,510 |
| Foundations | 10.5% | $44,748 |
| Site work (permits, fees, plans, prep) | 7.6% | $32,719 |
| Final steps (driveway, landscaping, cleanup) | 6.5% | $27,710 |
| Other | 2.1% | $8,835 |
Every stage has its own guide in the home construction cost breakdown.
What costs are not included in the price per square foot?
The price per square foot usually covers construction only. Budget separately for:
- Land. The average finished lot in NAHB’s survey cost $91,057. Prices per acre vary hugely by state: see how much land costs.
- Permits and fees. NAHB recorded $7,640 for building permits, $6,367 for impact fees and $6,260 for water and sewer inspections on the average home.
- Plans and engineering. Architecture and engineering averaged $6,480. See house plans and architect fees.
- Rural site costs. A well, septic system, long driveway or tree clearing can add $20,000 to $50,000.
- Financing. A construction loan charges interest while the house is being built.
- A contingency. Set aside 10% for overruns and changes.
How much does each type of house cost to build?
A conventional stick-built house is the baseline. Other types cost more or less per square foot:
- Barndominium: about 15–25% less than a comparable stick-built home when finished.
- Modular home: often cheaper and faster, because sections are built in a factory.
- Tiny house: the lowest total cost, but the highest cost per square foot.
- Custom home: typically 30% or more above a builder’s standard plan.
Compare them all in cost to build by house type.
How long does it take to build a house?
A new single-family home took 7.6 months on average from the start of construction to completion in 2024, according to the U.S. Census Bureau. Homes built by a hired contractor on the owner’s land took about 12 months from permit to completion, and owner-built homes took 15.1 months. More detail is in how long it takes to build a house.
Is it cheaper to build or buy a house?
Building is usually more expensive than buying an existing home in established metro areas, but it can be cheaper in rural areas where land is affordable. Redfin reports an average build cost of about $323,000 against a median existing-home sale price of about $430,000 (February 2026), but that build figure excludes land. Run your own numbers with the build vs buy calculator.
How can you lower the cost to build a house?
The biggest savings come from decisions made before construction starts:
- Keep the shape simple. A rectangle with a gable roof costs less than a design with many corners and roof lines.
- Build up, not out. A two-story home needs a smaller foundation and roof for the same living space.
- Choose a stock plan. Stock plans cost a fraction of a custom architect.
- Pick standard finishes. Interior finishes are 24% of the budget, so finish choices move the total fastest.
- Get three or more bids. Prices for the same plan vary widely between builders.
